BUILDING PERMIT
Replacing a cement or terracotta tile roof with Zincalume, galvanised iron, or Colorbond necessitates obtaining a building permit. This process entails collaboration with a surveyor and an engineer to ensure appropriate modifications are made to the roof structure, bringing it up to the approved standards set by the Victorian Building Authority (VBA). Engineering is essential to prevent roofing uplift, requiring engineer design certificates and securing a building permit through the VBA. All works must adhere to VBA standards and receive proper sign-off. Conversely, replacing like-for-like materials does not mandate a building permit.
Furthermore, the installation of new metal battens is obligatory, as it constitutes a change in roof structure, supported by the building permit. A licensed builder must oversee the permit application and possess relevant insurances to execute the works.
It remains the responsibility of both the trade professionals and homeowners to ensure all necessary permits and applications are obtained before commencing any work, whether involving heritage overlays or material alterations.

- In most cases yes. However this requires the removal of existing gutter and re-installation with the change of fall.

- We recommend choosing the material that best suits your house and practicality. PVC is easy to remove and clean, however will not always visually tie in with your house. Colorbond downpipes come in a range of colours and sizes that can be matched to the style of your home, though aren’t as easy to remove and clean.
